Asset Management Audit & Status Review Report and Asset Management
Initial Audit and Status Review for a newly opened (12/2023) and uniquely positioned five star luxury hotel with a central location in Helsinki. The hotel includes four historic buildings with 117 rooms, two restaurants, two bars, a spa, a gym, a ballroom, as well as a small chapel. The completed audit report highlighted and categorized all findings and proposed relevant actions to address these findings. Scope included physical facilities and their quality, operational teams ability to achieve the presented business plan, the sales marketing and distribution strategy, the cost management, high level staffing and leadership evaluation, and recommendations for alternative operating processes and structures.
The on-going monthly Asset Management assignment was initiated in order to provide hands-on support for the resolution of items from the audit, continuously review operational and financial performance of the hotel operating company, advise leadership on the same, and to report and follow-up on key issues and concerns. Hotelintel built a Financial Management Reporting model for use by the owner and operator, worked with the executive team to set up a proper process for reviewing actuals, conduct monthly forecasting and planning for budgets and projections for future years. Active almost daily role as an advisor to the General Manager, Commercial and Finance Directors and the owner, as well as providing interim management support
